The 30-day vs 180-day overlap
Your insurance carrier gives you up to 180 days from the date of loss to file supplemental damage. The Pinery HOA gives the architectural committee up to 30 days to respond to a submission. What The Pinery HOA actually requires
The covenants give the architectural committee jurisdiction over visible exterior changes — including roof color, shingle profile, and material switches (asphalt → metal, asphalt → tile). A full like-for-like replacement using the existing approved color and profile is administrative; a color or material change requires a formal ARC application.
Like-for-like replacements that skip ARC review
If you replace asphalt with asphalt, in the same color family already on file with the HOA, and at the same architectural profile (three-tab → three-tab, dimensional → dimensional), most filings only require a courtesy notification. Class 4 impact-resistant upgrades in a matching color also typically qualify.
When you DO need ARC approval
(1) New color not on the approved palette. (2) Profile change — going from 3-tab to dimensional, or asphalt to standing-seam metal. (3) Discontinued color that forces a substitution. (4) Solar panel addition during the re-roof. Submit the ARC application before material is ordered.

Does The Pinery HOA require approval for a like-for-like roof replacement?
No. If you replace your roof with the same shingle profile and a color from the approved palette already on file, most Pinery filings are treated as administrative — you notify the architectural committee but full ARC review is not required. Confirm the current matrix with the management office before ordering material.
What if I want to upgrade to a Class 4 impact-resistant shingle?
Class 4 upgrades in a matching color generally do not trigger an ARC review because the visual profile is unchanged. You'll get a 5–25% insurance premium discount in most Colorado carriers and the upgrade often qualifies as a betterment that insurance partially funds.
How long does an ARC review actually take in The Pinery?
The covenants allow up to 30 days. In practice, complete packets get a response in 7–14 days. Incomplete packets sit. The most common reason packets stall is a missing contractor insurance certificate — we file ours with your submission so this never happens.
Can my insurance company force a color change if my original color is discontinued?
